The Tenancy Deposit Scheme introduced in 2007 requires that a landlord must provide evidence of dilapidations before any of the deposit can be withheld.
A fully detailed and independent inventory report at the start of the tenancy accompanied with an in depth and independent checkout at the end of the tenancy is undoubtedly the best way to provide such evidence.
